Salemba-Pramuka, Investasi Berlipat Ganda

Tentu, kawasan ini tak asing lagi di telinga Anda. Ya, Salemba adalah saksi bisu sejarah perebutan kota Batavia oleh Inggris dari tangan Belanda. Karenanya, Ia istimewa. Di sinilah pusat didaktika berada yang direpresentasikan Universitas Indonesia. Sekaligus cikal bakal lahirnya para pemimpin Negara.

 

Seperti apa Salemba pasca gegap gempita perjuangan dan reformasi lebih dari satu dekade silam? Salemba terkini, adalah yang berpacu mengikuti dinamika jamannya. Tak ada sejengkal lahan pun dibiarkan tak bertuan. Semua mengikuti hasrat kemajuan; nafas pembangunan. Di sudut jalan, perempatan Salemba-Pramuka terdapat pengembangan multiguna bertajuk Menteng Square (PT Bahama Development), bergeser ke utara terlihat embrio pengembangan massif, The Capitol, milik taipan Eka Tjipta Widjaya.

 

Selain itu, pusat bisnis dan perdagangan macam Pasar Kenari yang legendaris, tetap eksis memenuhi kebutuhan pasar. Belum lagi pembangunan hotel-hotel baru, sebut saja Ibis, Fave, B n B dan lain sebagainya.

 

Beranjak ke Timur, telah berdiri dengan megah dua menara Salemba Residence milik PT Adhi Persada Properti. Disusul kemudian oleh D’Green Pramuka yang dibangun PT Duta Paramindo Sejahtera bekerjasama dengan PT Angkasa Pura I. Kompleks apartemen terpadu ini menempati lahan seluas 12,9 Ha.

 

Senior Marketing Ray White Kelapa Gading, Sukanda Surja, menggambarkan secara eksplisit dan lugas fenomena yang terjadi dalam medio 4 tahun terakhir. Bahwa Salemba menjadi mencorong karena dekat dengan kawasan elit Menteng. “Juga karena pengembangan properti baru dimulai secara simultan, belakangan ini. Ini yang kemudian memicu kenaikan harga lahan hingga berkali-kali lipat,” ujarnya.

 

Sebagai komparasi, di Menteng, harga tanah dan bangunan lama pada 2010 sekitar Rp30 juta/m2. Saat ini sudah berada pada angka Rp40 juta/m2. Ini dimungkinkan karena suplai sangat terbatas, sementara permintaan terus meningkat. Seiring dengan lahirnya kalangan kelas menengah baru yang mendorong kalangan kelas menengah naik strata menjadi kelas atas.

 

“Merekalah market riil untuk properti di Menteng. Namun, karena tak banyak properti yang ditawarkan, kemudian beralih ke kawasan di sekitarnya. Seperti Salemba dan Pramuka ini,” jelas Sukanda.

 

Eksodus minat yang beralih ke Salemba, Pramuka dan Cempaka Putih, terang saja memicu terkereknya harga lahan dan properti secara otomatis. Dua tahun silam, di sini harga lahan masih berada pada kisaran Rp10 juta/m2, Rp15 juta/m2 dan Rp12 juta/m2. Tahun ini mencatat angka pertumbuhan luar biasa yakni Rp15 juta-20 juta/m2 untuk Salemba, Rp15 juta-25 juta/m2 untuk Pramuka dan Rp15 juta/17 juta/m2 untuk Cempaka Putih.

 

Mengapa kenaikannya begitu melesat? Pada periode tersebut Indeks Harga Saham Gabungan (IHSG)  naik  ke posisi tertinggi. Inilah yang menstimuli investor untuk mencari alternatif instrumen investasi  yang menguntungkan dalam jangka panjang dan murah. Sementara harga saham sangat tinggi.

 

Kedua, suku bunga berada pada posisi yang justru sangat kompetitif, untuk tidak dibilang rendah. Sehingga kurang menarik minat investor untuk membenamkan uangnya di sektor atau produk-produk perbankan. Ketiga, alternatif lain seperti logam mulia dan emas, harganya juga relatif tinggi.

 

Sedangkan sektor properti yang berada pada siklus “merambat” atau “bertumbuh” sangat menggoda untuk didekati. Wajar jika kemudian selama kurun 3 tahunan terakhir ini, harga lahan, khususnya di kawasan Salemba, Pramuka dan Cempaka Putih bisa mencapai kenaikan sempurna 100%.

 

Berikut perubahan harga untuk properti-properti eksisting;

 

Untuk jenis apartemen, selama dua tahun terakhir, mengalami pertumbuhan signifikan. Kenaikan tertinggi terjadi pada 2011. Kisaran harga Rp15 juta/m2. Salemba Residence contohnya. Pada 2011 untuk tipe  2 kamar ukuran 48 m2 dipatok Rp 520 juta,  sementara tahun 2012 Rp 549 juta.  Tipe yang sama dengan dimensi 55 m2, Rp580 juta menjadi Rp602 juta. Tiga kamar tidur (80 m2) berada pada angka Rp920 juta menjadi Rp955 juta.

 

Sementara D’Green Pramuka yang saat dirilis perdana pada 2009 dipatok Rp180 juta, kini melonjak menjadi Rp209 juta-245 juta. Berikut detilnya;  ukuran 33 m2 (Rp200 juta), menjadi Rp325 juta-357 juta. Ukuran serupa di bagian hook dari Rp285 juta menjadi Rp358 juta hingga Rp395 juta (tergantung posisi lantai dan panorama).

 

Kenaikan lebih fantastis dicapai unit-unit apartemen Menteng Square. Tipe studio, saat penawaran perdana dihargai Rp250 jutaan kini mencapai Rp350 juta-400 juta per unit.

 

Bagaimana dengan jenis properti lain? Kendati pengembangan multiguna membanjiri kawasan ini, namun ruko dan kios-kios yang berdiri sendiri, tetap diminati. Terbukti dengan lonjakan harga sempurna 100% untuk kawasan Salemba dan 70-80% di Pramuka.  Ruko ukuran 5x17m2 setinggi  3 lantai saat ini berada pada kisaran Rp7 miliar-10miliar. Padahal dua tahun lalu masih berkutat pada angka Rp5 miliar-7 miliar.

 

Sedangkan rumah tapak, terus menunjukkan pertumbuhan tak kalah menarik.  Rumah dengan  ukuran 500 m2, dihargai Rp25 miliar tahun ini. Padahal dua tahun lalu hanya Rp17 milliar. Uniknya, rumah yang diminati pembeli adalah rumah dengan klasifikasi golongan C yakni rumah yang bisa dirombak dan dibangun kembali.

Aston dan Paramount Group Bercerai

Aston International dan Paramount Group baru saja mengumumkan bahwa untuk saling mendukung ekspansi masing – masing perusahaan, maka kedua belah pihak bersepakat untuk mengakhiri hubungan kerjasamanya.

Sebelumnya PT. Paramount Propertindo, pengembang perumahan terkemuka di Indonesia dan Aston International, operator hotel International terdepan di Indonesia, bekerjasama sebagai rekan kerja untuk beberapa proyek hotel yang dimiliki oleh Paramount termasuk Aston Paramount Serpong yang telah cukup dikenal, yang nantinya akan merubah nama hotelnya dan akan sepenuhnya dikelola oleh grup Paramount pada akhir tahun ini.

Wakil Presiden Penjualan & Pemasaran, Norbert Vas dan Ervan Adi Nugroho, mewakili PT. Paramount Propertindo dalam kapasitasnya sebagai Direktur, dalam pernyataan bersama mengatakan Kami berdua sama-sama memiliki rencana ekspansi yang sangat menggembirakan dan rencana pembangunan lebih dari 200 hotel baru di Indonesia. Dengan pertimbangan Aston telah berkembang dengan baik di berbagai kota di Indonesia dan ingin melanjutkan perkembangannya sebagai perusahaan manajemen hotel independen sementara Paramount telah memilih industri perhotelan untuk menjadi bisnis utama mereka dan ingin mengembangkan bisnis perhotelannya juga di beberapa kota tersebut, sehingga yang terbaik bagi kami adalah tidak meneruskan kerjasama ini, akan tetapi tetap menjalin hubungan baik namun terus melanjutkan perkembangan usahanya masing – masing.”

Perwakilan masing – masing perusahaan menegaskan bahwa hubungan baik dan saling menghormati antara kedua belah pihak akan tetap terjalin dengan baik serta menekankan kembali keyakinan mereka pada perekonomian Indonesia dan permintaan akomodasi hotel berkualitas yang terus meningkat, sehingga keputusan ini akan menciptakan sebuah grup hotel baru dan bermanfaat dibawah kepemimpinan Paramount, hal ini memberikan Aston kebebasan penuh dan fleksibilitas serta dapat menghadirkan tambahan jumlah hotel yang dibutuhkan serta terus berkompetisi dalam sektor perhotelan Indonesia yang dapat menguntungkan perekonomian dan para pengguna hotel tersebut.

Ground Breaking Aston Bojonegoro City Hotel

Aston International continued its rapid expansion throughout Indonesia’s most populous island Java with the groundbreaking of the Aston Bojonegoro City Hotel.
 
The new Aston City hotel will be an international standard 3 stars plus hotel developed by PT. Andalan Mandiri Raya and was conceptualized by Aston International in response to Indonesia’s rapid economic development and raising domestic demand for modern quality hotels with functional meeting rooms. Indonesia Origin Entrepreuneur Fly In New York, United States

Crown Groups CEO, Iwan Sunito, joined a gala dinner held by the World Resources Institute which was also attended by the President of the Republic of Indonesia, Susilo Bambang Yudhoyono during his visit to New York, one of the busiest cities in the World.. On this occasion, Iwan Sunito who was born in Pangkalan Bun, Central Kalimantan and grew-up in Surabaya, explained to the President of the Republic of Indonesia about the achievements that have been made by Crown Group and Australia’s business climate in general.

During the event, Iwan Sunito also briefed the audience including President Yudhoyono about one of  Crown Group’s latest project, V by Crown in Parramata. A modern residential resort-style hotel, which will also included serviced apartments and ground floor retail. V by Crown which he calls “the vertical village” now has become a new landmark in Sydney, Australia.

Parramatta is the economic powerhouse of greater Western Sydney. From October 1st the NSW State Government’s current $7000 First Home Owner Grant was replaced by the $15,000 First Home Owner Grant (New Homes) Scheme. The NSW Government also gives people buying their first home in NSW an exemption on stamp duty for new homes under $550,000. Homes valued between $550,000 and $650,000 offer concessions on stamp duty for eligible purchasers on a sliding scale.

Even the Reserve Bank has surprised the majority of economists by cutting the cash rate by 25 basis points to 3.25% at its October monetary policy meeting today. This is the lowest the cash rate has been since October 2009.

The RBA cut the cash rate despite median property values rebounding by more than 2% in the five capital cities (Sydney, Melbourne, Brisbane + Gold Coast, Perth and Adelaide) quarter-on-quarter in September, according to RP Data-Rismark’s daily index.
